Sans Souci

A canal neighborhood on the Intracoastal, part of it gated

About Sans Souci

Sans Souci is both a neighborhood and a plat, and the two are not the same size. The neighborhood runs from NE 123rd Street south to North Bayshore Drive, between Biscayne Boulevard and the Intracoastal Waterway. The recorded plat, Sans Souci Estates, covers about 120 acres, and the county guard district created by ordinance in 1990 and widened in 1993 takes in only part of it. The canals were cut in the late 1940s and early 1950s. Most of the houses date from the 1960s and 1970s. The name is simply French for without cares.

Averages are weighted as total dollars over total square feet. We calculate averages based on closed sales in the MLS for the past 12 months, as of September 10, 2026. Averages are based on properties that are listed or sold for $350,000 and greater. Additional reports at all price points are available here. Price-per-square-foot figures are rounded to the nearest dollar, up or down. Where fewer than 5 closed sales exist in the window, we report the count rather than an average.
