North Miami

The city that carried the name Miami Shores until 1931

About North Miami

North Miami incorporated in 1926 as the Town of Miami Shores, taking in land on both sides of Biscayne Bay. A 1931 court judgment threw out everything east of the water, holding that those lands had never been legally incorporated, and the rump town on the west side was renamed North Miami that year. The Shoreland Company took the vacated name for its own development to the south, which incorporated as Miami Shores Village in 1932. North Miami became a city in 1953. Arch Creek, the limestone bridge the first settlement grew around, collapsed in 1973 and is now a county park.

Averages are weighted as total dollars over total square feet. We calculate averages based on closed sales in the MLS for the past 12 months, as of September 15, 2026. Averages are based on properties that are listed or sold for $350,000 and greater. Additional reports at all price points are available here. Price-per-square-foot figures are rounded to the nearest dollar, up or down. Where fewer than 5 closed sales exist in the window, we report the count rather than an average.
