Downtown West Palm Beach

Flagler's original forty-eight blocks, from Clematis Street to the water

About Downtown West Palm Beach

Downtown is the original town: the forty-eight blocks Henry Flagler's surveyor George Potter laid out in 1893 between Clear Lake and Lake Worth, on a grid of large blocks with service alleys. Potter named the east and west streets alphabetically after plants, and Althea, Banyan, Clematis, Datura, Evernia and Fern are still there. West Palm Beach incorporated on 5 November 1894, the first municipality in South Florida. Clematis Street has been the commercial spine since the 1890s, and its 500 block joined the National Register in 1998.

Averages are weighted as total dollars over total square feet. We calculate averages based on closed sales in the MLS for the past 12 months, as of September 16, 2026. Averages are based on properties that are listed or sold for $350,000 and greater. Additional reports at all price points are available here. Price-per-square-foot figures are rounded to the nearest dollar, up or down. Where fewer than 5 closed sales exist in the window, we report the count rather than an average.
