About Palm Grove

Palm Grove is the Upper East Side west of Biscayne Boulevard, bounded by the Little River on the north, NE 58th Street on the south and the Florida East Coast Railway on the west. Miami designated it a local historic district in 2009 and calls it the city's largest and most eclectic. It was assembled from five 1920s plats: Baywood in 1921, Bay Shore and North Gate in 1922, Morningside in 1924 and Federal Way in 1926. Its 241 contributing buildings run from Spanish Eclectic and Mission through Art Deco and Craftsman to Ranch and Miami Modern.

Averages are weighted as total dollars over total square feet. We calculate averages based on closed sales in the MLS for the past 12 months, as of September 14, 2026. Averages are based on properties that are listed or sold for $350,000 and greater. Additional reports at all price points are available here. Price-per-square-foot figures are rounded to the nearest dollar, up or down. Where fewer than 5 closed sales exist in the window, we report the count rather than an average.
