About Little Haiti & Little River

This is the part of Miami between 54th Street and the Little River, west of Biscayne Boulevard, taking in the old settlements of Lemon City and Little River. The City of Miami Commission voted in May 2016 to enter the name Little Haiti in the city's registries and maps, reaching roughly from 54th Street north to 79th and from NE 2nd Avenue west toward I-95. Little River grew up around the waterway that gives it its name and that marks part of Miami's northern boundary; it was annexed by the city in 1925. The Florida East Coast Railway runs through both.

Averages are weighted as total dollars over total square feet. We calculate averages based on closed sales in the MLS for the past 12 months, as of September 9, 2026. Averages are based on properties that are listed or sold for $350,000 and greater. Additional reports at all price points are available here. Price-per-square-foot figures are rounded to the nearest dollar, up or down. Where fewer than 5 closed sales exist in the window, we report the count rather than an average.
