Tropic Isle

A dredged canal subdivision at the south end of Delray Beach

About Tropic Isle

Tropic Isle is a dredged canal subdivision at the south end of Delray Beach, recorded in Plat Book 24 at page 235 and extended by numbered section plats, the third at Plat Book 25 pages 36 and 37 and the fourth at pages 69 and 70. Its finger canals connect to the Intracoastal Waterway. Streets are named for plants and flowers, among them Banyan, Jasmine, Gardenia, Hyacinth, Allamanda and Lilac, laid out around Tropic Boulevard and Florida Boulevard. The fourth section crosses the city line and continues into Boca Raton, which is unusual for a plat of this kind.

Averages are weighted as total dollars over total square feet. We calculate averages based on closed sales in the MLS for the past 12 months, as of September 9, 2026. Averages are based on properties that are listed or sold for $350,000 and greater. Additional reports at all price points are available here. Price-per-square-foot figures are rounded to the nearest dollar, up or down. Where fewer than 5 closed sales exist in the window, we report the count rather than an average.
