Cutler Bay

A bayfront town at the south end of Miami-Dade, incorporated in 2005

About Cutler Bay

Cutler Bay lies at the south end of Miami-Dade County, about ten square miles between the busway and Biscayne Bay, reaching east into Biscayne National Park. Hurricane Andrew came ashore near here on 24 August 1992 as a Category 5, and the northern eyewall was at its worst over Cutler Ridge; what followed drove the incorporation campaign a decade later. Voters adopted the charter on 8 November 2005 and picked Cutler Bay over Cutler Ridge for the name in the same vote. Black Point Marina, at the southern edge, runs a jetty a mile and a half into the bay.

Averages are weighted as total dollars over total square feet. We calculate averages based on closed sales in the MLS for the past 12 months, as of September 16, 2026. Averages are based on properties that are listed or sold for $350,000 and greater. Additional reports at all price points are available here. Price-per-square-foot figures are rounded to the nearest dollar, up or down. Where fewer than 5 closed sales exist in the window, we report the count rather than an average.
