About South Gables / Lower Riviera

This is the part of the city below the Coral Gables Waterway, between US 1 and the run of gated communities along Old Cutler Road. The waterway that names it cuts west from Biscayne Bay to Cartagena Plaza, the roundabout better known as Cocoplum Circle, before turning north. Old Cutler Road ends at that same circle, having run fourteen and a half miles up from Goulds along a natural limestone ridge. The Old Cutler Trail follows it four miles north from the circle under a canopy of banyan, gumbo limbo and oak.

Averages are weighted as total dollars over total square feet. We calculate averages based on closed sales in the MLS for the past 12 months, as of September 15, 2026. Averages are based on properties that are listed or sold for $350,000 and greater. Additional reports at all price points are available here. Price-per-square-foot figures are rounded to the nearest dollar, up or down. Where fewer than 5 closed sales exist in the window, we report the count rather than an average.
