South Miami

The old town of Larkins, west of Coral Gables

About South Miami

South Miami began as Larkins, named by postal approval in July 1899 for W. A. Larkins, who had settled there in 1897 and opened a store and post office. The railway reached it in 1904. Voters incorporated about six square miles as the Town of South Miami in March 1926, and a new charter made it a city in June 1927. Contractions in 1933 and 1937 cut it to a little over three square miles and left the irregular northern boundary it still has. Dover, Kohl and Partners drew its Hometown District plan from 1992.

Averages are weighted as total dollars over total square feet. We calculate averages based on closed sales in the MLS for the past 12 months, as of September 14, 2026. Averages are based on properties that are listed or sold for $350,000 and greater. Additional reports at all price points are available here. Price-per-square-foot figures are rounded to the nearest dollar, up or down. Where fewer than 5 closed sales exist in the window, we report the count rather than an average.
