Palm Beach Gardens West

Palm Beach Gardens West real estate, every home, every condo and every sale, by Mark Zilbert.

About Palm Beach Gardens West

Palm Beach Gardens West covers the unincorporated land that carries Palm Beach Gardens addresses but lies outside the city's limits, most of it west of the city along Northlake Boulevard. The city has moved its border west in stages, taking in the land that became Avenir in 1991 and 301 acres along Northlake to Grapeview Boulevard in 2023, and this Place is what remains in unincorporated Palm Beach County. It is a landscape of large lots. Caloosa holds about 400 equestrian homes on acreage with no gate, and Steeplechase is a guard-gated enclave of about 300 estates on lots of an acre or more off Northlake. The county school district serves Caloosa with Timber Trace Elementary, Watson B. Duncan Middle and Palm Beach Gardens High. Northlake Boulevard runs east to I-95, with Palm Beach International Airport to the southeast. We follow sales and listings across this western ground.

Averages are weighted as total dollars over total square feet. We calculate averages based on closed sales in the MLS for the past 12 months, as of October 27, 2026. Averages are based on properties that are listed or sold for $350,000 and greater. Additional reports at all price points are available here. Price-per-square-foot figures are rounded to the nearest dollar, up or down. Where fewer than 5 closed sales exist in the window, we report the count rather than an average.
