About Morningside

Morningside was the first historic district Miami ever designated, by ordinance on 20 December 1984. It runs from NE 60th Street south to the blocks below NE 55th, between Biscayne Boulevard and the bay. The Bay Shore Investment Company subdivided it in three phases between 1922 and 1924 and marketed it as Bay Shore, laying out diagonal streets and irregular lots so that houses caught a view of the water. Its 218 contributing buildings are all detached houses, by more than forty architects, in Mediterranean Revival, Art Deco, Mission and Tudor Revival. The National Register listed it in 1992.

Averages are weighted as total dollars over total square feet. We calculate averages based on closed sales in the MLS for the past 12 months, as of August 7, 2026. Averages are based on properties that are listed or sold for $350,000 and greater. Additional reports at all price points are available here. Price-per-square-foot figures are rounded to the nearest dollar, up or down. Where fewer than 5 closed sales exist in the window, we report the count rather than an average.
