Manalapan

A town in two parts, barrier island and the south end of Hypoluxo Island

About Manalapan

Manalapan is two pieces of land joined only by water: a barrier island strip running from the Lantana beach south to the inlet, and the southern end of Hypoluxo Island across the lagoon. New Jersey investors platted Manalapan Estates around 1892 and brought the name from their own township. Harold Stirling Vanderbilt built Eastover here in 1930 to a Maurice Fatio design and chartered the town the following year; the house joined the National Register in 2002. The Eau Palm Beach Resort, which opened as a Ritz-Carlton in the early 1990s, stands on the old La Coquille Club site.

Averages are weighted as total dollars over total square feet. We calculate averages based on closed sales in the MLS for the past 12 months, as of July 29, 2026. Averages are based on properties that are listed or sold for $350,000 and greater. Additional reports at all price points are available here. Price-per-square-foot figures are rounded to the nearest dollar, up or down. Where fewer than 5 closed sales exist in the window, we report the count rather than an average.
