Kendall

Kendall real estate, every home, every condo and every sale, by Mark Zilbert.

About Kendall

Kendall, as we draw it, joins four unincorporated Census places in southwest Miami-Dade County, Kendall, Kendale Lakes, The Hammocks and Three Lakes, home to about 212,000 residents. The Florida Land and Mortgage Company bought the land from the state in 1883, and the area takes its name from Henry John Broughton Kendall, a company director who came in the 1900s to manage it; it stayed pine rockland, fields and groves until the 1950s. Dadeland Mall arrived in East Kendall in 1962, and The Falls and Kenwoods followed. Homes are mostly single-family and townhome neighborhoods, from Kendale Lakes and Deerwood to the planned sections of The Hammocks, with condos near Dadeland. The former Kendale Lakes club is now Miccosukee Golf & Country Club, and the closed Calusa course was approved for GL Homes housing in 2026. Miami-Dade County Public Schools runs Miami Killian, Miami Sunset and Felix Varela high schools, and private schools include Westminster Christian and Archbishop Coleman F. Carroll High. US 1, the Turnpike's Homestead Extension and the Don Shula Expressway cross the area, and Metrorail stops at Dadeland North and Dadeland South. We follow Kendall's sales across all four parts.

Averages are weighted as total dollars over total square feet. We calculate averages based on closed sales in the MLS for the past 12 months, as of October 14, 2026. Averages are based on properties that are listed or sold for $350,000 and greater. Additional reports at all price points are available here. Price-per-square-foot figures are rounded to the nearest dollar, up or down. Where fewer than 5 closed sales exist in the window, we report the count rather than an average.
