Indian Creek Village

A private island in Biscayne Bay across from Surfside

About Indian Creek Village

Indian Creek Village is a single man-made island in Biscayne Bay, reached only by a bridge from 91st Street in Surfside. It covers 293.9 acres, and one private road, Indian Creek Island Road, loops 1.6 miles around the shoreline and encloses the golf course at the center. Dredging turned mangrove swamp into buildable ground during the 1920s, a group of buyers took the land in 1928 for a country club, and the village incorporated on 19 May 1939. William S. Flynn laid out the eighteen-hole course, which dates to 1930 and was rebuilt by Andrew Green in 2022. The original plat drew 41 waterfront lots around the road.

Averages are weighted as total dollars over total square feet. We calculate averages based on closed sales in the MLS for the past 12 months, as of March 2, 2026. Averages are based on properties that are listed or sold for $350,000 and greater. Additional reports at all price points are available here. Price-per-square-foot figures are rounded to the nearest dollar, up or down. Where fewer than 5 closed sales exist in the window, we report the count rather than an average.
