Gulf Stream

An oceanfront town north of Delray Beach, built around its 1924 golf club

About Gulf Stream

Gulf Stream grew around its golf club, which a group of Palm Beach members founded in 1924 with a course by Donald Ross and a Spanish clubhouse by Addison Mizner. Club officers pressed the Legislature for a charter, and Bessemer Properties, the Phipps family company, incorporated the town in 1925. Most of it lies between the ocean and the Intracoastal Waterway; the exception is Place Au Soleil, a subdivision established in 1960 on the far side of the water. The Australian pines arching over two miles of North Ocean Boulevard, planted in the 1920s, were made a State Historic Scenic Highway in 1992.

Averages are weighted as total dollars over total square feet. We calculate averages based on closed sales in the MLS for the past 12 months, as of August 31, 2026. Averages are based on properties that are listed or sold for $350,000 and greater. Additional reports at all price points are available here. Price-per-square-foot figures are rounded to the nearest dollar, up or down. Where fewer than 5 closed sales exist in the window, we report the count rather than an average.
