About Glenvar Heights

Glenvar Heights is unincorporated Miami-Dade, about 20,800 residents on 4.08 square miles of land, with South Miami to the east, Pinecrest to the southeast and Kendall to the south. Part of it lay inside the roughly six square miles that South Miami took in when it incorporated in 1926, before that city cut its own size in the 1930s. Ranch houses of the 1950s and 1960s fill most of its streets, with condos and townhouses added in the 1970s and 1980s. Sudlow Park, Carole Helms Manor, Beverly Gardens and Groves Extension are the single-family subdivisions where its highest-priced houses trade. Owner-occupied property carries a Census median value of about $545,400. South Miami Senior High and St. Thomas the Apostle School are inside its lines, and the Bird Road Art District, where artists took over empty warehouses in the 1980s and which took its name in 2000, sits in its northern section. Tropical Park, a racetrack from 1931 and a public park since 1979, lies just to the west. The Palmetto Expressway runs through its center, the Snapper Creek Expressway crosses its south, and Dadeland North Metrorail sits on its southern edge. We cover Glenvar Heights street by street, from its ranch houses to its condos.

Averages are weighted as total dollars over total square feet. We calculate averages based on closed sales in the MLS for the past 12 months, as of October 16, 2026. Averages are based on properties that are listed or sold for $350,000 and greater. Additional reports at all price points are available here. Price-per-square-foot figures are rounded to the nearest dollar, up or down. Where fewer than 5 closed sales exist in the window, we report the count rather than an average.
