Cocoplum

The gondola landing of 1926, now a gated waterfront community

About Cocoplum

Cocoplum occupies the ground where Merrick's gondolas once landed: from February 1926 his corporation ran twenty-five imported Venetian gondolas down the Coral Gables Waterway from the Biltmore to a private beach club here. The 1926 storm and the bust that followed ended it. The modern community was laid out over two eras, its plats recorded under Coral Gables Biscayne Bay Section One and, much later, Cocoplum Section One. Miami-Dade created a security taxing district over the first phase in November 1995. The Islands of Cocoplum count 302 houses, 172 of them on water.

Averages are weighted as total dollars over total square feet. We calculate averages based on closed sales in the MLS for the past 12 months, as of August 20, 2026. Averages are based on properties that are listed or sold for $350,000 and greater. Additional reports at all price points are available here. Price-per-square-foot figures are rounded to the nearest dollar, up or down. Where fewer than 5 closed sales exist in the window, we report the count rather than an average.
